The CSG network is led by founding partners Pete Watzka, Steve Burks, Chuck Patton and Bob Phillips. Each has C-level experience in private or public companies with a combined 100+ years of "been there, done that" experience. They have motivated and led teams totaling over 5,000 professionals, spearheaded the sale of over 500,000 vacation ownership or fractional real estate interests and achieved annual sales volumes ranging from $10M to over $2B. They have built businesses under the umbrella of some of the most recognizable brands in the world including Marriott, Ritz-Carlton and Disney and also have built other privately held businesses with the heart, passion and true grit of entrepreneurs.

Beyond the expertise of the founding partners is a network of "solutionists" � professionals with unique experiences and talents that join a CSG engagement team when called upon. These professionals provide a detailed depth of knowledge across all of the CSG service areas ranging from executive strategy to hospitality operations. But that's not all.



Pete Watzka

Pete Watzka is the creator of the Coachmanship� leadership model providing practical solutions across the entire enterprise business model from financial governance to employee retention.

Pete most recently served as Executive Vice President and Chief Operating Officer of the Ritz-Carlton Development Company, LLC, responsible since 2007 for the overall business performance, initiatives and offerings of the industry�s leading luxury destination club, The Ritz-Carlton Destination Club (RCDC); and Ritz-Carlton Residences. He previously served as Chief Customer Officer and Executive Vice President � Marketing, Sales, Service, Operations for Marriott Vacation Club International (MVCI). Pete joined MVCI in 1990 as Vice President of Marketing and Sales and was instrumental in growing sales from $50 Million to its current multibillion dollar level.

In his role at MVCI, Pete was responsible for all customer contact processes. These processes involved over 10,000 associates, generated over $2 Billion in revenues and serviced 400,000 owners for the company�s four Brands � Horizons; Marriott Vacation Club; Grand Residences by Marriott; and The Ritz Carlton Club and Residences. He had global responsibility with projects and operations in the U.S., Europe, Middle East, Asia, Latin America and the Caribbean. He began in the resort real estate industry in 1972 with Boise Cascade Corporation in their recreational communities division, was Vice President of the Byrne Corporation, a Hilton Head Island resort developer from 1976-1984, and then became President of Performance Marketing Group, a marketing and sales organization specializing in resort and residential real estate based in Newport, Rhode Island.

Pete earned a B.S. degree in Industrial Engineering from Cornell University in 1971. He received All-American honors in baseball and was inducted into the Cornell Sports Hall of Fame in 1995. He also serves on the National Advisory Board for Arnold Palmer Hospital and is active in Children�s Miracle Network and community causes.


Jon R. Simon

Jon R. Simon, has a long and accomplished background in the hotel and vacation ownership industries where he has advised some of the largest U.S. investment funds, hospitality and gaming companies and high net worth individuals and is the currently a Managing Partner for Chasen Capital Advisors, Inc. He is recognized for his expertise in mergers, acquisitions, capital formations, deal structuring, operations and finance.

Mr. Simon started his career at KPMG where he was elected to the partnership at the age of 31, making him one of the youngest full equity partners in the United States. At KPMG he headed the firm�s hospitality and real estate consulting practice for the Southeast US, Latin America and the Caribbean. He also served as a national acquisitions partner taking lead roles in the acquisitions of Westin Hotels and Resorts as well as Intercontinental Hotels and Resorts. He also created the first Big 6 consulting practice in the emerging hospitality sector of Fractionals and Vacation Ownership. As the global head of this practice, he served on the board of directors for the American Resort Development Association and chaired the finance committee where he instituted the first industry financial statistical survey and helped to create the first Uniform Systems of Accounts for Timeshares and Fractionals. In that capacity he advised entities like Morgan Stanley, Four Seasons Resorts, Goldman Sachs and Starwood Capital.

In 1997, Mr. Simon was recruited by Starwood Capital to be CEO of WorldStar Resorts, a hospitality investment company dedicated to the Vacation Ownership Industry. In that capacity, Mr. Simon quickly grew the company from a start-up to over $100 million in annual revenues and 250 employees by the end of its first full year of operations. Mr. Simon successfully merged that entity into Starwood Hotels and Resorts, and advised on the acquisition of Vistana Resorts, the precursor company to Starwood Vacation Ownership. Mr. Simon then was one of 5 founding principals of Destination Capital, a late stage private equity fund oriented to the hospitality industry where he also assumed the role of Chief Investment Officer. In his first full year, Mr. Simon oversaw the underwriting and closing of over $200 million of direct investments, representing over $600 million of asset value. Mr. Simon then went on to be Managing Partner of Chasen Capital Advisors, a boutique investment advisory firm specializing in the hospitality and vacation ownership industries. In that role he advised clients such as Capri Capital and its mezzanine debt position on the Four Seasons Las Colinas. He also was the co-lead partner representing the ownership of the Four Seasons Aviara in a management contract dispute with the luxury hotel chain. In 2011, Mr. Simon was recruited to head the national lodging vertical for Arcturus Group, LLC, a boutique investment and asset management firm based in New York City.

As head of the company�s lodging group, Mr. Simon advised on the successful capital stack re-structure of the Atlantis Resort in the Bahamas. He also represented the ownership group of the Eden Roc hotel in its $200 million dollar lawsuit against Marriott International. Most recently, Mr. Simon was retained by Las Vegas Sands Corporation in the $900 million restructure of the St. Regis Condominium in Las Vegas, Nevada into one of the top luxury vacation ownership and fractional resorts in the world. In that capacity he over saw all aspects of the project design and conceptualization, economic feasibility and development of the sales and marketing strategic plan reporting directly to the Chairman and Board of Directors.

Mr. Simon graduated from the University of Florida, Magna Cum Laude, with a degree in Quantitative Methods for Business from the School of Finance in the College of Business. Additionally he participated in an advance partner program at KPMG for valuations and quantitative management. He was previously or is currently a member of the Urban Land Institute, the American Hotel and Motel Association, American Resort Development Association, where he was a member of the Board of Directors and Chair of the Finance Committee. He is a Founder and Young President of Mt. Sinai Medical Center in Miami Beach, Florida. Mr. Simon is a regular speaker at the NYU Hotel Industry Conference and the American Lodging Investment Summit based in California. He has spoken at other conferences such as the Hawaii Resort Conference and the American Resort Development Association. He recently authored an article on the vacation ownership industry for Institutional Investor.


Steve Burks

Steve Burks is a proven leader in his field with over 20 years experience in branded sales and marketing with Fortune 500 companies including Disney and Marriott International (Marriott Vacation Club and The Ritz-Carlton Club). He has proven success in strategic planning, organizational development, operations, leadership development, partner and on-line marketing, customer relationship management and sales process development and management.

Steve honed his skills on the front line and in management with over 18 years of progressive sales and marketing experience in the vacation ownership industry with such leaders as the Disney Vacation Club, Marriott Vacation Club, The Ritz-Carlton Club, Bluegreen Resorts and Timeshares Only. Throughout his career Steve has excelled at developing and managing strategic partnerships and alliances with many of the most recognizable names in the travel and leisure industry including American Express, VISA, ATT, most major airlines, Hertz, NASCAR, Six Flags and Paramount theme parks. Steve has served on the board of directors of Florida Children�s Hospital, the Committee for Change for Kids � Central Florida Public Schools and volunteers his time with the Juvenile Diabetes Foundation.


Chuck Patton

Chuck Patton has an extensive background in the airline and vacation ownership industries and is currently Managing Partner of Applied Market Solutions, LLC. His expertise in the areas of marketing, technology and operations has contributed significantly to the strategic planning and new product and business development for the largest companies in these industries during their formative years, including United Airlines, RCI, Disney, and Marriott.

He has served in the roles of President of Gold Key Resorts, Senior Vice President of Operations for Wilson Resort Management Company, Vice President of Product Development for Marriott Vacation Club, Vice President of Marketing for Grand Crowne Resorts, Chief Information Officer for Resort Condominiums International (RCI), Disney Development Company, Disney Vacation Club and Chairman of the Operating Performance Team for United Airlines. He currently serves as an independent consultant to the luxury vacation segment of the Vacation Ownership Industry as well as assisting regional developers in resolving partner alliance issues.

He has created a wide range of products and services for these companies including developing mission-critical point-based reservations systems, supporting processes and technology applications. A key to Chuck�s success is his blend of business and technology acumen, creativity, profit and efficiency orientation, and penchant for intelligent, rapid execution.

Chuck is a Registered Resort Professional a moderator, speaker and panelist for the American Resort Development Association, a speaker at other Industry conferences, a licensed Real Estate agent (FL), a published author (fiction and non-fiction) and consultant to a variety of Wall Street financial analysts and business publications.

He is a graduate of the University of Illinois (Urbana) in mathematics and holds an MBA in Marketing from the University of Chicago.


Gary Greenip

Gary is a proven leader with over 30 years of extensive experience in all facets of real estate sales with a specialty in building, coaching and leading high performance sales teams. His successes include launching and leading the sales team for the luxury tier Ritz-Carlton Club and Residences as well as launching or re-building the sales processes for numerous branded and unbranded resort real estate projects while a VP and Project Director with the Dunes Marketing Group. Gary possesses a unique ability to unite internal and external resources across the enterprise and around common goals that ensure long term success and value creation

David Knight

David is President of Trinity Design & Construction, an Orlando, FL based company specializing in resort real estate renovations. He has 25 years of project management leadership experience in both the public and private sectors including 11 years with Marriott Vacation Club International. While at Marriott�s timeshare division, David focused on resort planning and design, renovation services, collaboration with condominium association and joint venture boards and asset management.

Lee Maher

Lee is the founder and current CEO of SolarBlue, one of the largest renewable energy companies in the country. He has extensive experience in leading high-growth companies with a specialization in commercial real estate. Lee was co-founder of Unicorp National Developments Inc., a nationally recognized commercial and retail real estate developer. He has over 22 years experience in real estate development and commercial construction and holds real estate broker and general contractor licenses in the state of Florida.

Jim Shonkwiler

Jim currently leads the business development process for Trinity Design & Construction based in Orlando, FL. He has over 20 years experience in leading the design, construction and delivery of large-scale master planned resort communities in the U.S. and Caribbean. Jim led the project delivery process for Marriott Vacation Club International with responsibility for all new projects under the Marriott and Ritz-Carlton vacation ownership brands.

Brendan Suhr

Brendan is the President and Founder of OFF THE COURT, INC., which for the past 20 years has specialized in motivational speaking, consulting and authoring books and articles for leading publications. He is considered to be one of the top "thought leaders" in both business and sports regarding team building, coaching, leadership, and talent / strengths development. The Gallup organization has certified him as a Master Strengths Coach, one of only five professionals in the world to hold that distinction. In addition, Brendan is recognized as a basketball coaching expert and is known for his strategic innovation of the game, a skill honed over 2,500 plus National Basketball Association games.

Roy West

Roy is Founder and CEO of The Roy West Companies and is recognized as one the world�s foremost experts in the areas of talent management and employee / customer engagement strategies and their impact on performance. His prior experience includes serving as Vice President - Customer Acquisition Talent at Marriott Vacation Club International. Over an eight-year period, Roy worked alongside The Gallup organization in customizing, implementing and measuring the business impact associated with scientifically validated selection tools. He is a highly sought after and entertaining speaker having been featured at events in Europe and the U.S. including multiple events and panels at American Resort Development Association (ARDA) conventions.
